Realtors and real estate agents are essentially legal agents who are authorized and have the consent of an individual or individuals to represent their interests. They assist individuals through the processes of buying, renting and selling homes, offices or any other property for any purposes.
A real estate agent generally assists individuals in the above and spends a typical work day on generating emails or getting the word out about something that’s on the market; looking for a suitable property for their client: negotiating deals; getting extensive paperwork done on closing those deals.
What does one need to be a successful realtor?
There are a few skills that every realtor needs to be successful which include:
1. Personal skills
Real estate agents that have a personal approach and excellent communication skills are generally more successful that their counterparts. This is because real estate is a very person-to-person market where communication skills are very important.
2. Technical skills
In addition to the above, realtors also need to be knowledgeable in their jobs, and be aware of what different types of buildings, fixtures, internal and external fittings, etc. are called. They should also be able to judge the price of a property depending upon various factors. Overall, they should be able to do all the research work of their clients.
3. Technology savvy
Realtors also need to have technology skills because technology platforms are eagerly expanding to include the realtor universe in them. Realtors need to combine their technical, on-ground knowledge with their technology skills to create a more well rounded experience for their clients.
4. Legal skills
Realtors need to be well informed about licensing and other legal requirements that come with buying, selling or renting a property. Realtors also need to know how real estate franchises work and should be able to advise their clients on their lease or mortgage requirements too.
5. Judgement skills
Realtors also need to have information about how their clients can alter their property to appreciate its value significantly. They should also be able to compare different properties to analyze them in a competitive situation. They must be able to determine fair prices for different types of property and be able to detect when a client is asking for too much.
6. Manage contacts
Realtors also need to constantly be able to upgrade and maintain their list of contacts of both their clients, other property agents and brokers. This can be thought of their sphere of influence, and it is very important for them to generate potential business. Realtors can use a simple software, such as Excel, to categorize and classify all of their different contacts and should know when to reach out to whom.
7. Have a professional image
Realtors need to dress formally and always look presentable for their clients. Looks sell and in the real estate business individuals need to look ready and sleek at all times to constantly maintain an image of trust and security for their clients. Their body language needs to be positive and they need to seem courteous at all times.
8. Marketing skills
Realtors should know what sells and how to sell it. They should be aware of the different marketing techniques they can undertake to sell their client’s property and regularly hold open houses to do so in addition to personal showings. They should maintain quality photographs and videos of their client’s homes and maintain accurate and apt descriptions too. They should also maintain a web presence and engage different social media platforms to include everyone.
Being a real estate agent has its challenges – they don’t get paid until and unless they sell something. This means that they can put in all the hard work possible and still not earn a penny. However, when real estate agents do perform, there is no stopping them and their careers can be rewarded both professionally and financially.
