How Can I Market My Properties If I Don’t Have Money for Direct Mail Marketing?

If you are ready to sell your property but do not have enough capital available to run a direct mail marketing campaign, you may feel like you have run out of options. Nothing could be further from the truth, because there are a few foolproof ways to market your property without using direct mail that will not cost an arm and a leg.

As a matter of fact, if you play your cards right and you’re willing to put in the effort, you can easily market your property using two methods that will cost little to no money. But, you may have to stretch outside of your comfort zone in order to experience the full benefits of either of these methods. So please keep that in mind and realize that putting in the grunt work is sometimes all you need in lieu of a large marketing budget.

With that said, we’ll now take a look at a couple of effective ways to market your property without running a direct mail campaign. Sometimes knocking on doors is all that it takes to find the ideal prospect for your property. But like we mentioned earlier, it’s often the most fearful thing for people to do. They despise the idea of knocking on doors and putting themselves out there in front of people they do not know. If this is the case in your situation, you’ll need to get over it quickly since you don’t have enough money to market via a direct mail campaign.

Now no one is saying to randomly knock on doors without a care in the world. You have to find a list of qualified prospects ahead of time before you attempt to woo them with your charm and pizzazz. Otherwise you’ll end up wasting a lot of time and effort knocking on doors of people that have no interest in your property. So definitely come up with a list of prospects ahead of time before you begin the hunt for your perfect buyer.

As you are out knocking on doors and telling potential prospects about your property, do not be afraid to go the extra mile to make an impression. If it seems like a potential prospect is really interested in your property, make sure you go all out to swoon this investor and let them know that you care and are willing to go the extra mile to do business with them.

As an example, you can offer to take the investor to lunch, dinner, or drinks. By taking them out for a night on the town, it could certainly get a little expensive if you go absolutely crazy, but at the same time it will really impress this potential investor and they will certainly consider your proposal much more seriously.

So ask them about their favorite bars and restaurants. Find out about local activities that might impress them. Maybe take them to a play or a concert and add dinner and drinks to the mix as well. This will undoubtedly make your proposal memorable and you’ll certainly become a front runner if and when they do decide to invest in property in the near future if they aren’t in the market for it right now.

Method #2: Cold Calling Really Works

Cold calling is another great method you can use to find qualified prospects. If you have a list of potential buyers already, you should immediately begin calling these contacts to let them know about your property or properties.

In some cases you may have a name or other vague information about a potential prospect and need to take it a step further to get their phone number. In this case, you may need to run a skip trace in order to get their contact information. While it can be expensive at times, it’s definitely the less expensive option when compared to direct mail marketing, so seriously consider it because it’s viable, it works, and you’ll definitely find some incredible leads this way.

Don’t feel like your world is about to come to an end because you don’t have enough money for a direct mail marketing campaign when selling your property. Instead, consider cold calling and knocking on doors to find qualified, interested leads. This method is effective, it’s cheap, and it clearly works.
